Nakheel has awarded Dh5 billion ($1.4 billion) in construction contracts to build 723 luxury villas on the first six fronds of Palm Jebel Ali in Dubai, Arabian Business reported on Wednesday. The contracts have been awarded to Ginco General Contracting, Shapoorji Pallonji Mideast, and United Engineering Construction Company (UNEC), marking a significant step in developing the waterfront destination.

The contracts cover the construction of Beach Collection and Coral Collection villas across six fronds—K, L, M, N, O, and P—scheduled for completion by late 2026. The scope of work also includes infrastructure and public space development on the respective fronds.

Palm Jebel Ali will feature 539 five- and six-bedroom Beach Collection villas and 184 seven-bedroom Coral Collection villas, each ranging in size from 8,000 to 15,000 square feet. The villas will be built in eight distinct architectural styles for each collection. The development will be supported by a network of roads, utilities, and landscaping, aligning with Dubai’s 2040 Urban Master Plan.

“Palm Jebel Ali represents the pinnacle of waterfront living and reflects Dubai’s vision of growth and prosperity,” said Khalid Al Malik, CEO of Dubai Holding Real Estate. “It is set to contribute significantly to the emirate’s economic development, attracting investment and tourism for years to come.”

According to Arabian Business, the latest villa contracts build on earlier contracts awarded for infrastructure, public access roads, and marine works. Ginco will deliver 197 villas on Fronds O and P, Shapoorji Pallonji will construct 275 villas on Fronds M and N, and UNEC will develop 251 villas on Fronds K and L.

Palm Jebel Ali spans 13.4 kilometres and features 16 fronds, with over 90 kilometres of beachfront. The project aligns with the Dubai 2040 Urban Master Plan, which aims to expand public beach access and create mixed-use, pedestrian-friendly neighbourhoods. The development will also incorporate smart city technologies and sustainable practices, offering various mobility options for residents and visitors.
