Sales across two residential developments by Abu Dhabi-listed Aldar Properties have exceeded AED 5B ($1.4B), with expatriates and overseas investors accounting for the majority of purchases, according to a official statement on Tuesday.

The sales span Talay, the first residential community within the AED 100B Marsa Al Saadiyat waterfront masterplan, and Yas Riva Reserve: a gated waterfront development on Yas Island.
According to Aldar, expatriate residents and international buyers accounted for 69% of sales across the two projects.
The largest overseas buyer groups came from the UK, Russia, Jordan and India, while Emirati buyers accounted for the remaining 31%.
The figures point to continued demand from both Abu Dhabi’s expatriate population and international investors, as the emirate’s residential market expands its appeal to buyers from outside the UAE.
Broader Buyer Base
Aldar said almost 54% of purchasers across the projects were first-time customers of the developer, highlighting the extent to which the launches have reached beyond its existing customer base.
Female buyers accounted for 30% of sales while almost 55% of purchasers were under the age of 45.
Aldar did not disclose the number of individual units sold across the two developments.
Marsa Al Saadiyat, once completed, is expected to accommodate more than 58,000 residents, adding to the scale of Abu Dhabi’s pipeline of large residential communities.
Abu Dhabi Property Market
The sales come against a broader acceleration in Abu Dhabi’s residential market. Residential transactions in the emirate reached AED 86.3B by mid-August, according to figures from the Abu Dhabi Real Estate Centre, exceeding the full-year 2025 total by AED 3B.
Aldar reported an 18% increase in first-half net profit, although new-launch sales declined 43% as the developer moderated its launch activity following the outbreak of the Iran conflict.

Aldar shares were trading 0.4% higher at AED 8.24 on Tuesday morning on the Abu Dhabi Securities Exchange, although the stock remained more than 5% lower year to date.
