DIP Holding, the owner of Dubai Investments Park (DIP), is going ahead with plans to list on DFM, offering investors exposure to one of Dubai’s largest established industrial and logistics communities.

IPO breakdown

The proposed initial public offering (IPO) will comprise 1.735B existing ordinary shares, representing 20% of the company’s issued share capital.

Dubai Investments PJSC, the sole shareholder of DIP Holding, will sell the shares, meaning the company will not receive any proceeds from the offering.

The subscription period is expected to run from 27 October to 3 November 2026 with admission to trading anticipated on or around 11 November.

The subscription is subject to regulatory approvals.

DIP Holding ownership

DIP Holding owns 100% of Dubai Investments Park Development Company, which operates the 23 million-square-metre mixed-use development in Dubai.

The park combines industrial, logistics, residential and commercial areas, positioning it as a key component of the emirate’s business infrastructure.

The development is located between Jebel Ali Port and Al Maktoum International Airport, benefiting from access to major transport infrastructure and Dubai’s southern growth corridor.

Occupancy and recurring revenues

DIP spans 23M square metres of master-planned area, including 17.1M square metres of gross leasable area.

The park served approximately 1,000 tenants, supported around 5,700 sub-leases and housed more than 150,000 residents (30 June FY26).

DIP Holding reported 99.9% ground lease occupancy as at 30 June 2026, compared with average occupancy of approximately 98% between 2020 and 2025.

The business operates through three principal revenue streams: ground rent, subleasing fees and ancillary services. Its model is based on long-term, renewable ground leases, typically extending beyond 30 years, with contractual mechanisms allowing rents to be periodically repriced against market rates.

Rental repricing

DIP Holding’s medium-term growth strategy centres on rental repricing, increased subleasing activity and the repositioning of industrial plots towards higher-value uses.

Khalid Jassim bin Kalban, Chairman of DIP Holding, said the proposed listing represented the next stage in the development of the park.

“Our intention to list DIP Holding on the Dubai Financial Market represents a natural next step in a journey that began more than 25 years ago. Dubai Investments has long sought to incubate distinctive businesses and pioneering concepts, and Dubai Investments Park is one of the clearest examples of that approach at work” said the Chairman.

Dividend policy

DIP Holding intends to adopt a semi-annual cash dividend policy, subject to board recommendations, shareholder approval and the availability of distributable reserves.

The company expects annualised dividends of AED 700M for FY26, AED 725M for FY27 and AED 750M for FY28. These figures are subject to financial performance, capital requirements, market conditions and applicable approvals.

The first post-IPO distribution is expected to amount to AED 350M in April 2027, relating to the second half of 2026.

The offering will be divided into four tranches for individual investors, professional investors, eligible Dubai Investments Group employees and eligible Dubai Investments shareholders.

Professional investors will receive 92% of the offer shares, while individual investors will be allocated 5%. Eligible employees and existing shareholders will receive 1% and 2%, respectively.
