DAMAC Properties: Why Dubai Families are Trading Up for Larger Homes

DAMAC Properties has identified five key indicators suggesting families may require larger living spaces as residential demand surges amongst UHWNIs according to Dubai’s Land Department.

Developers Push Upsizing Initiatives

As demand for larger family homes intensifies, with half of Dubai villa seekers now searching for properties with four bedrooms or more, the firm has introduced an upsizing initiative for five-bedroom townhouses at DAMAC Islands 2.

This allows homebuyers to upgrade to a five-bedroom unit at the price of a four-bedroom townhouse until handover, alongside a 4% waiver on the Dubai Land Department fee.

Recent data from the Dubai Land Department indicates a significant shift in buyer preferences, particularly among high-net-worth individuals seeking premium living conditions.

The number of prospective villa buyers specifically looking for four or more bedrooms has risen to 50%, up from 44% the previous year.

Relaxing Barriers to Entry

In response, DAMAC aims to make the transition to larger homes more feasible, offering five-bedroom townhouses starting at AED 3.55 million with a 16% down payment.

The initiative aligns with evolving lifestyle needs, as families increasingly find their current homes inadequate. Indicators for upsizing include having a home that no longer fits daily routines, the need for multi-generational living arrangements, and a desire for dedicated home office spaces as remote work becomes more prevalent.

Future Family Growth

Planning for future family growth can make early upsizing advantageous, preventing the disruption of multiple moves.

Financial readiness is also a critical factor in this decision. Prospective buyers are advised to consider the comprehensive costs of ownership, which encompass not only the purchase price but also financing, maintenance, and moving expenses.
