Aldar and Expo City Dubai have formed a joint venture to develop a mixed-use project within the new Expo City Dubai master plan. The venture, structured as a 50:50 partnership, will develop six buildings with a gross development value exceeding Dh1.75 billion. These buildings will feature residential, office, and retail spaces, with a total gross floor area of 103,000 square meters.
The project is integral to Expo City Dubai’s recently launched master plan, designed to foster business growth and investment in the Dubai South area. Located near Al Maktoum International Airport and the Dubai Exhibition Centre, the development will support the area’s growing role as a business and lifestyle destination. The Dubai Exhibition Centre is slated for a Dh10 billion expansion, increasing its capacity from 58,000 square meters to 180,000 square meters by 2031.
Aldar will be responsible for managing the assets upon completion. This investment aligns with Aldar’s strategy to grow its income-generating portfolio and expand its presence in Dubai. The project will adhere to sustainable design principles, supporting both Aldar’s and Expo City’s Net Zero commitments.

Expo City Dubai is positioning itself as a hub for businesses, with entities like Terminus Group, Siemens Industrial, and Emirates Group already established there. DP World has also announced plans to relocate its global headquarters to the area.

This partnership marks another step in Aldar’s expansion in Dubai. Other recent ventures include collaborations with Dubai Holding for residential developments, a partnership with DP World to develop a logistics park, and plans for a Grade A office building near the Dubai International Finance Centre.
