Dubai Sotheby’s closes 2025’s priciest secondary villa on Palm Jumeirah

The deal ranks as the second-highest in price per square foot in 2025, at Dh14,679.39 per sq ft.

Dubai Sotheby’s International Realty has completed the most expensive secondary villa sale on Palm Jumeirah this year, with the Signature Villa fetching Dh161 million. The deal ranks as the second-highest in price per square foot in 2025, at Dh14,679.39 per sq ft.

The villa, developed by 25 Degrees, spans 10,900 sq ft and includes six bedroom suites, multiple living and entertainment areas, a private cinema, and a pool deck overlooking Atlantis The Royal.

Leigh Borg, Executive Partner at Dubai Sotheby’s, represented the seller and described the listing as rare and competitive. Filippo Tavernaro, Senior Global Property Consultant, acted for the buyer, attributing the sale to the firm’s global network and the property’s appeal.

This transaction adds to a series of record deals handled by the agency this year, including the most expensive villa on Jumeirah Bay Island, and landmark sales in Emirates Hills, Dubai Hills Estate, and a high-value residential plot on Palm Jumeirah.

Chris Whitehead, Managing Partner at the firm, said the sale underscores both the prestige of Palm Jumeirah and strong super-prime demand, enhancing momentum into the year-end.

The sale offers further evidence of Dubai’s standing as a global luxury real estate hub, amid constrained ultra-prime inventory and steady interest from high-net-worth buyers.
